
Greenville Senior High School expansion denied: city of Greenville Planning Commission
Here’s a recap of the city of Greenville Planning Commission’s meeting June 5:
Rezoning of adjacent neighborhood to Greenville Senior High School
Scott Carline brought an application to rezone 0.38 acres located at 402 Ansel St. just behind Greenville Senior High School’s campus. The application sought a rezone from RH-D to CM with the extra area intended to add to the high school’s parking capacity, adding 19 spaces and a tennis court.
The school plans to demolish its current tennis court with the intent of rebuilding later. If approved, this rezoning would be the first step of a multi-phase acquisition of area with the goal of adding 100 parking spaces to the campus.
Members of the public spoke in opposition to this application believing it may set a precedent of further migration into the Green Avenue neighborhood. Neighbors expressed concern that approval of this application may affect property value due to unstable zoning and added traffic congestion.
Part of the discussion involved GHS’s unique status as an urban school in a growing city that is currently working to increase its access to alternate forms of transportation and walkability as part of the GVL2040 Comprehensive Plan. Overall, the commission heard the community, and unanimously denied the matter’s recommendation to City Council.
It still goes to City Council but can only be approved in a supermajority vote.
Major subdivision applications
- An application was submitted for a major subdivision to turn one lot into 19 lots with the intent of building a multi-unit residential development totaling roughly 66.38 acres along Ridge Road in south Greenville near Mauldin. Plans include townhomes, single-family detached housing and multi-family residential housing. The subdivision is expected to total 500 units total. This matter did not require public hearing and was approved unanimously by the Commission.

Other major subdivision modifications
- An application for a major subdivision modification was brought to rename a 0.21 acre of property between University Ridge and Virginia Uldrick Circle in the University Ridge/County Square development. The developer would like to turn a private street into a public street which requires the naming of the roadway and approval by the Commission. The application was approved. The proposed name is County Square Lane.
Other annexations and rezoning matters
- Annexation into the city of Greenville and rezoning of 1.2 acres located at 12 Webb Road near the corner of Halton and Frontage Roads in Greenville from an S-1, Services District to BH Business Heavy District. Approved unanimously. It goes on to City Council.
- Annexation into the city of Greenville and rezoning of 0.48 acres located between Calhoun Street, Jenkins Street, and Short Minus Street in the Sterling Special Emphasis District in downtown Greenville from unzoned in Greenville County to an RN-A Neighborhood A District. Approved unanimously. It goes on to City Council.
- Annexation into the city of Greenville and rezoning of 4.71 acres located at 351 Halton Road, near the corner of Rocky Slope and Woodruff Roads in Greenville from S-1 to BH. Approved unanimously. It goes on to City Council.
- Annexation into the city of Greenville and rezoning of 34.32 acres located at 100 St. Joseph’s Drive near the corner of Interstate-26 and Millennium Boulevard in Greenville from a C-2 Commercial District to CM Campus District. Approved unanimously.
- Rezoning of 0.26 acres located at 104 Pine Street in the Southernside Special Emphasis Neighborhood in Greenville from an RH-D House D District to RN-A. Approved unanimously. It goes on to City Council.
- Rezoning of 0.18 acres located at Mauldin Road, Gurley and Waters Avenues near the intersection of Augusta Road and Augusta Street in Greenville from an MX-2, Mixed Use 2 District to an RH-C, House C District . Approved unanimously.
